Booking Terms & Conditions

Please note: the prices shown on this website may exclude fees and can vary depending on when you stay and how long for. Prices are also subject to change at the owners’s discretion.

DURATION OF BOOKING

Other than short winter breaks (which are available November to Easter, excluding school holidays), all bookings are for seven nights, from Saturday to Saturday. Some flexibility may be allowed during the Christmas and New Year period, to take account of the days on which Christmas Day and New Year's Day fall.

“CHECKING IN, CHECKING OUT”

You may only arrive after 4pm on the day of arrival, and we ask you to leave the property by 10am on the day of departure (unless prior arrangement has been agreed with the owner). Please help us by observing this rule – it takes several hours to clean, service and “turn around” the house for the next guests.

It may be possible for you to arrive earlier or leave later, particularly if it is not a Saturday or it is in the off-season, but please check with us first. Even if we agree to this, you must double-check with us one or two days before your holiday, because if we have subsequently taken a booking adjacent to yours, you will have to observe the 10am/4pm rule.

BOOKING CONDITIONS

1/3rd of the rental fee is payable at the time of booking, to confirm your reservation. Until we receive this 1/3rd deposit, we will reserve your booking but note other interested booking enquiries.

The balance must be paid six weeks before the start of your visit. If we do not receive the balance by this deadline, we will release your booking and make the property available again. If in the meantime we receive a booking from someone else for the same period, we will let the property to that other person and return the money that we have received from you, less an administration charge equal to 10% of the rental fee.

BOND

At the time of your final payment we ask for a £150 bond. This is ‘held’ until after your stay to ensure the property is left as it was when you arrived.

CANCELLATION POLICY

If you wish to cancel your booking, we will make the property available again on the website. If we do not get a substitute booking for the same period, you will forfeit all of the deposit and any balance that you have paid us. If we are able to secure a substitute booking, we will return the money that we have received from you, less an administration charge equal to 10% of the rental fee.

WINTER SHORT BREAKS

During the very low season (ie November to Easter), but excluding Christmas, New Year and the February half-term school holidays) you can book short breaks (of up to four nights) which may start and finish on any day of the week. In other words, you don't have to book a full week from Saturday-to-Saturday. There is a fixed fee for this - the price for a Winter Short Break, regardless of whether it's for one night or four nights, is £567.

Conditions

Well behaved pets are welcome, but must be kept downstairs at all times and off the furniture. Please respect this in case subsequent guests have any allergies to pets.
